Get Your Home Ready To Sell: Tips To Sell Your Home Quickly And Profitably In Today’s Market

Many of us need to sell our current home before we can purchase our new dream home, but selling a home can be tricky in a good market. It’s even more difficult in a challenging market like the one we have today. With foreclosures and bank owned properties in every neighborhood, builders showing beautiful new homes with attractive incentives and pre-owned properties available in all areas, giving your home the necessary attention it needs to sell is critical. With so many properties to choose from, how can you make your home stand out enough to get the second and third looks from buyers that it will need to sell? Here are a few things you can do to make your current home stand out and sell quickly.

 

Dissociate, De-Personalize and De-Clutter

Pack your memories into a box, remove all those awesomely cute knick knacks you’ve collected on vacations and trips, say a heartfelt “goodbye” to every room and confidently point your gaze toward the future. Remove all books from bookshelves, clean off your kitchen counters and put your essential items into a handy box that can be stored and brought out when necessary. Take a long look at each item and piece of furniture in your home and remove any one that isn’t absolutely necessary. Create an environment where buyers can freely move around and imagine their own pictures on the walls and their own furniture in the room. Rent, Remove, Rearrange and Replace

Renting a storage unit as you begin this process will assure you that you don’t have to throw things away or donate them while you’re getting your home ready to sell. Homes sell better with less furniture in them. Remove and replace anything that isn’t going to remain with the home. Also, change out all light bulbs. Closets should be cleared of all unnecessary shoes, clothing and boxes, and all hanging garments should face the same direction. Rearrange or remove anything that is awkwardly placed in the way or hampers traffic. All kitchen and bathroom cabinet contents should be cleared of unnecessary elements and simply organized. A neat set of cabinets and closets will say a great deal to the buyer about how you maintained the home and show how much storage is available.

 

Repair and Replace

Don’t let your home be remembered by the buyers as the one that had the broken… whatever. Fix things that are easily repaired or appear worn out like faucets, door handles, cracks in the tile, picture holes in walls, sticky windows or drawers and light switches. Repaint walls and window sills with neutral colors. A coat of fresh paint makes the entire house smell new.

Review, Review and Review

Drive down your street and approach your house as a prospective buyer would. Is the yard neat? Is the landscaping trimmed? Is the mulch fresh? If anything looks out of place, old or sloppy, correct it. Does the front door need a paint job? Is the welcome mat… welcoming? Is the door handle clean and polished, smooth or sticky? Wipe down the threshold and make sure it’s clean. Now enter the home? How does it smell: fresh, musty or does that litter box make its presence known? Walk the rooms and determine if the furniture placement makes sense. Look at your home with fresh eyes. Make the same trip in a couple of days. Your home should look like no one lives in it.

Selling a home in a competitive market is a tricky endeavor. By following the above steps, you’ll give yourself the best chance at a quick and profitable sale of your current home and before you know it you’ll be on your way to your next new home.
